Link Logistics Real Estate (“Link”) is an industrial real estate operating platform owned by The Blackstone Group Inc. Link currently manages a national portfolio of high-quality, well-located industrial assets totaling over 400 million square feet throughout the U.S. 

 

The Transactions Analyst is responsible for assisting with the maintaining, updating, and completion of documents associated with legal transactions involving real estate leases, loans, insurance, tax, and all other associated due diligence. This position is based out of the Link office in Fort Washington, Pennsylvania.

RESPONSIBILITIES

  • Downloads/Organizes Seller Diligence-Reviews Seller Diligence.
  • Engages Property Vendors on as needed basis, obtain invoices for Settlement.
  • Manages the process of sharing Seller Diligence/Information.
  • Obtain/Circulate Real Estate Tax Analysis.
  • Obtain/Circulate Property/GL Insurance Estimate Quote.
  • Obtain/Circulate Environmental Insurance /Counsel Review.
  • Receives/Circulates Vendor Reports to all appropriate parties (Draft to Final Status.)
  • Facilitates New Property Setup Email Distribution.
  • Obtain/Circulate the PSA/Amendments.
  • Circulates New Acquisition Notice at Closing.
  • Obtains and Circulates 10 Yr. NOI.
  • Works with Regional Team on property Specs.
  • Completes Acquisition Process development Yardi Attributes, sends to Data Team for processing.
  • Uploads New Acquisition/Tenants Certificates of Insurance to Ebix.
  • Facilitates New Employee access to the system.
  • Maintains Monthly Onboarding/Disposition Status.
  • Uploads New Acquisition/Tenants RE Tax information to NTS.
  • Facilitates New Employee access to the system.
  • Notice for Bank Account Set Up.
  • Facilitates New Employee access to the system.
  • Maintains DealPath.
  • Maintains Acquisition Tracker 3rd Party.
  • Works with Accounting after Acquisition regarding Settlement Investment Team.
  • Initiates the notification of asset(s) to be purchased, along with Letter of Intent (LOI.)
  • Provides DD Checklist & Contacts to Seller.
  • Confirm Buyer Council.
  • Confirm Title has been ordered, with whom.
  • Engage the following on an as needed basis, and obtain invoices for Settlement:
    • PWC on REIT / Tax DD.
    • Engage Deloitte.
    • Cartifact (Aerial Photos.)
    • Local Counsel (if applicable.)
  • Sends Draft Funds Flow to BX (Harsh) Requesting Excess Funds Wire Instructions.

QUALIFICATIONS

  • Paralegal professional with a minimum of 5 years relevant work experience, BA degree preferred.
  • Real Estate experience required.
  • Experience in acquisition and disposition of real estate.
  • Background in property management desirable.
  • Experience with legal and transactional documentation including leases, loan documents, closing documents, tenant letters, management agreements, access agreements, NDAs.
  • Experience and familiarity with property documents inclusive of easements, title commitments, deeds, surveys, PCAs Phase 1 documents.
  • Excellent technical and interpersonal skills required.
  • Excellent written and oral communications skills.
  • Proficiency with Microsoft Office Products.
  • Ability to multitask and prioritize in a fast paced, growth-oriented company.
  • Experience with Yardi or Dealpath helpful but not required.
  • Experience with corporate entity formation, organizational structure charts, LP and LLC organizational agreements, and W9s.
