Development Controller

Link Logistics Real Estate (“Link”) is an industrial real estate operating platform owned by The Blackstone Group Inc.  Link currently manages a national portfolio of high-quality, well-located industrial assets totaling over 400 million square feet throughout the U.S. 

 

The Development Controller is responsible for the on-boarding and review of all projects during acquisitions. The Development Controller will also close out jobs and review of all dispositions. This position is based out of the Link office in Fort Washington, Pennsylvania.

RESPONSIBILITIES

  • Identify training issues/areas of improvement and successes of staff. Communicate these effectively with staff.
  • Tracking of acquisition proceeds reserved for estimated capital projects.
  • Work closely with construction management team to ensure understanding of importance of estimated completion information provided to accounting.
  • Responsible for preparing budgets /forecasts and reviewing budget to actual performances.
  • Ensure accruals are booked based on estimated completion.
  • Monitor potential budget updates for on-going jobs that may be required.
  • Analyze cash flow, cost controls, and expenses to guide management and owners. Analyze financial statements to pinpoint potential weak areas.
  • Understand debt constraints/requirements relating to construction loans to ensure that all departments that are involved are in compliance.
  • Oversee close process and staff to ensure completed jobs are being recognized in current period.
  • Approve job cost workflow with supporting documentation from construction team.
  • Ensure tenant reimbursements are billed and recognized consistently with GAAP guidelines.
  • Project cash needs based on information from construction team and current payables.
  • Construction reporting slide deck for portfolio that conveys major construction status in a concise and meaningful manner.
  • Monitor leasing activity to ensure that lease related assets are appropriately handled.
  • Identify assets HFS and ensure accurate GAAP requirements are being met.
  • Communicate recommendations where process improvement may be needed.
  • Accounting guidance review and updates provided to the teams.
  • Purchase order coding review over $100,000.
  • Prepare financial statement impact summaries for property controllers.
  • Special projects for large acquisitions/sales.
  • Willingness to take on additional projects necessary with the continuous growth and development of the company.

QUALIFICATIONS

  • BA/BS required; Accounting degree preferred.
  • CPA/MBA preferred.
  • 5+ years’ experience working with Contractor/Subcontractor/Developer.
  • Public Accounting experience a plus.
  • Detail oriented, analytical, strong organizational skills, proven ability to meet deadlines, works well under pressure and possess the ability to manage people and time efficiently and prioritize effectively.
  • Excellent Microsoft Excel Skills.
  • Experience with Yardi a plus.
