Link Logistics Real Estate (“Link”) is an industrial real estate operating platform owned by The Blackstone Group Inc.  Link currently manages a national portfolio of high-quality, well-located industrial assets totaling over 400 million square feet throughout the U.S. 

 

The Real Estate Manager is responsible for supporting the Director of Property Management to oversee the daily operations of the properties within a specific region while being responsive to tenant and third-party needs.

RESPONSIBILITIES

  • Manage day to day operations for self-managed properties.
  • Draft budgets for self-managed and oversee budgets from 3rd parties for new acquisitions.
  • Provide acquisition diligence – Onboard new Property Management Team; review historical information; check & compare prior management fee; check and compare prior year repairs vs. new year; compare capital items from prior years; review every document that comes through diligence.
  • Review CAM reconciliations for self-managed properties and third-party.
  • Provide back up and responses to tenants for budget and CAM questions for self-managed & third party.
  • Review disposition diligence monthly & track 90-day true ups status – each month go through the diligence property lists and ensure we have FLS reports, service agreements, and utilities in the diligence property folder. Ensure the 3rd party PM are cleaning up the properties for inspections and potential buyers (AREM maintain & REM oversee.)
  • Review & analyze the 3rd party Asset reports and inform the Regional Ops of any issues.
  • Assists third party management with the response to tenant needs, ensuring that third party staff resolves problems promptly.
  • Ensures that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
  • Set up annual tracker that all preventative reports/inspections are collected and implemented from 3rd Party.
  • Track progress on Access Agreement/License Agreement/Sublease/Consents.
  • Approve service agreements in Yardi.
  • Provide self-managed variance report comments.
  • Provide monthly accruals for self-managed properties.
  • Draft Access Agreements.
  • Validate property inspections from third-party.
  • Assist in performing periodic regular property inspections. Recommending alterations, maintenance and reconditioning as necessary.
  • Track insurance claims & process.
  • Approve and review budget modifications for all new leasing activity.
  • Scheduling inspections as back up for Onsite PM.
  • Assist Onsite PM with tour of buildings and provide proof of inspection. 
  • Assist Onsite PM with Move in/out process. 

QUALIFICATIONS

  • 5+ years of experience in real estate, property management and project management/operations required.
  • BA or BS in Finance, Real Estate, Business Management; CPM/RPA designation preferred.
  • Broad commercial real estate and financial background with 3+ years of relevant experience as Property/Portfolio Manager with experience in all facets of property operation and management.
  • Excellent oral and written communication skills.
  • Proficiency with Microsoft Outlook, Excel, Word, PowerPoint, and Yardi, or similar property management software.
  • Self-motivation, determination and initiative in a team environment.
  • Demonstrated high attention to detail.
  • Ability to multi-task effectively in a fast-paced work environment.
