Link Logistics Real Estate (“Link”) is an industrial real estate operating platform owned by The Blackstone Group Inc.  Link currently manages a national portfolio of high-quality, well-located industrial assets totaling over 397 million square feet throughout the U.S. 

SUMMARY

The Real Estate Tax Analyst will manage of a team of 2-3 real estate tax associates in Link’s offshore shared service center.  The Real Estate Tax Analyst is responsible for serving as a liaison with third party service providers to ensure timely payment of real estate taxes and related abatements, ensuring that property tax payments are reflected accurately in Yardi and accruals and/or prepaid expenses are recorded correctly in the Yardi general ledger and maintaining supporting schedules to support the aforementioned accruals and prepaid expenses and being a heavy participant in the budget/forecasting process in relation to real estate tax expense. 

RESPONSIBILITIES

  • Supervising the accounting treatment of real estate tax payment with associates in Link’s shared service center.
  • Develop, maintain and continuously improve real estate tax expense schedule that substantiate real estate tax expense accruals and amortization of real estate tax expense prepaids.
  • Leverage data from iTam (property tax software) and taxing entities to create timely and accurate accruals for property tax expenses. 
  • Review and provide timely feedback to shared service associates regarding monthly deliverables.
  • Play an integral part in budgeting and forecasting activities for Link’s entire portfolio.
  • Leveraging in-house CAM analysts to review/approve of key lease data points and recovery setups in Yardi in a timely and accurate fashion.
  • Respond to recovery related inquiries various Link departments.
  • Communicate frequently with property management regarding recoveries.
  • Plan and execute annual CAM reconciliation and CAM estimate reset process utilizing both internal and external resources where appropriate and under minimal supervision.
  • Liaison with property management department to design and oversee CAM reconciliation and CAM reset review/approval process.
  • Serve as a subject matter expert (SME) in year-end recovery reconciliation and CAM estimate reset process.
  • Participate in ad-hoc projects related to recoveries as needed.
  • Stay abreast of Yardi recovery-related upgrades and optional parameters.
  • Attend online/in-person Yardi recovery continuing education courses.
  • Identify, troubleshoot, document and escalate Yardi recovery issues.
  • Execute ad-hoc special projects at the discretion of senior management.
  • Assist in training new and existing CAM Analysts.

QUALIFICATIONS

  • BA or BS in Finance and/or Accounting.
  • 1-3 years’ experience in the Real Estate industry preferred.
  • Excellent oral and written communication skills.
  • Proficiency with Microsoft Outlook, Excel, Word, PowerPoint.
  • iTam, Yardi and BlackLine experience is a plus.
  • Ability to prioritize multiple tasks while maintaining deadlines.
  • Self-motivation, determination and initiative in a team environment.
  • Demonstrated high attention to detail.
  • Ability to multi-task effectively in a fast-paced and entrepreneurial work environment.
